Lyn Williams and Steve Stuart founded Tangible. Both are farmers and professional investors who share a belief in investing only in things they truly understand.

Steve Stuart - (SHAREHOLDER AND DIRECTOR)

An agricultural economist with operational management experience within our primary industries. I have a background in sheep and beef farming and have held national positions in the retail banking and regional telecommunications. I bring strong analytical skills to Tangible, along with practical knowledge of land-based investment gained from my involvement in business consulting and the wine industry since 2001.

Lyn Williams - (CONSULTANT AND ADVISOR)

I am a farmer and professional investor with 15 years’ experience in dairy farm syndication. I have consulted to the dairy, beef, and wool industries and continue to manage my own farming businesses. I am Chairman and part-owner of the Wineworks group of companies, New Zealand’s largest wine bottler, and have undertaken several personal property developments including Parkhill Farm in Hawke's Bay.

Tangible's background

 

Tangible was established in 2011 as a provider of productive land-based investments.

Our early involvement in the wine industry was a response to a growing need amongst wineries for an alternative to land ownership that ensures the long-term supply of fruit and frees up capital to invest in winemaking, distribution and marketing.

Driven by strong growth in global demand for Marlborough Sauvignon Blanc, we buy predominantly Marlborough Vineyards that meet the specific requirements of wine companies. We then either lease the vineyards to them long-term or farm them on a rolling Grape Supply Agreement through a limited company or partnership, owned by investors and managed by us. 

This syndicated vineyard investment structure gives you joint ownership of a specific land-based asset producing a projected rental. The objective is to provide a sustainable cash return for dividends or and debt reduction and capture potential capital growth. Tangible works closely with lessees and the wineries we supply as well as independent viticulturists and contract operators. We work hard to protect and improve the productive capacity and life of our owners vineyards to maximise long term capital value. Returns range between 7% and 9% excluding capital gain.

Following the success of our vineyard investment model, Tangible has expanded its management operations to include prime industrial land.

Our involvement in the industrial sector began with the development of the Wine Business Park in Blenheim. This was in response to demand from wine companies wanting to be closer to New Zealand's largest bottling plant and other essential services allied to the wine industry.

We secured our first Auckland industrial property in Neilson Street, Onehunga, in early 2015.

Our selection criteria for industrial investments is the same as it is for vineyard investments: location, strong demand for the core offering, and potential to earn long term returns that exceed most investment alternatives.

We look for strategic locations close to ports, distribution centres, main arterial transport routes, and other key infrastructure. We aim to add a degree of future proofing to our managed investments by offering multi-use buildings and providing opportunities for symbiotic working relationships amongst tenants and other businesses surrounding the site.
